Take the following with a grain of salt, as I am not a lawyer, nor am I in your area.

The rules and laws enacted come in three basic varieties, individual states  have enacted 1, 2 ,3 or none of the following.1.

You have to know how to screen tenants well, know the landlord tenant code thoroughly, know how to send proper notices, when you can charge late fees, what to do if a tenant doesn't pay etc.I can't tell you how many owners have come to us over the years who thought they could manage on their own and got all the way to court, only to find they didn't follow proper protocol with notices or the late letter etc and have the case thrown out and have to start again.Also, are you local to do inspections? 

No plans to stop. one of these days I want to chase and follow the Bruce adventure LOL just for some fun lol

Generally I think pictures should follow a logical progression as if you were entering the front door.

Does anyone have any good recommendations on books or accounts I can follow or read to learn more?
