You will never make enough profit or rental tax deductions to beat that.  

I'm sure you've though of that in retrospect, but if you have a savvy and creative agent, beating cash offers isn't that tough. 

Personally if someone told me that all I have to do is open some doors and fill out some contracts and I can make 3% of 500,000, I would try that profession out in a heart beat.

This approach is faster, cheaper (no double transactions) and no one has to come up with cash.

Nobody has a crystal ball but, I was wondering how you feel about NO/uptown 3-5 year outlook relative to appreciations & rents.Currently, we are seeing inventory rise faster than we are closing sales.

I haven't had luck on the water side as most companies require there to be at least 20 units.

You can boost posts to bring more eyes, hard to beat having thousands of eyes by doing a post and boosting it.

If you want to scale up and buy more faster putting less down is the best plan.
