In fact, just because someone acts "crazy" doesn't mean they are literally mentally unstable.When a tenant uses the bath tub for a toilet and literally fills it with human waste, I will share that story with other Landlords just like a Doctor might share stories of the objects found lodged in a patient's rectum.

Another time, a tenant let me into their place and showed me a leaky kitchen faucet that had dripped down to the apartment below and caused water damage, along with a few other minor issues like long tears in the carpet, a broken drain in the bathtub, leaky windows and sliding glass door...

Hopefully, the bath tub is in good shape and that will definitely help If you are going to keep the tiles and paint (which is the only way I think you can stay in that 1500 budget) I would get a new counter top/sink/light fixtures, updated mirror/faucet, remove the shade.

Let me share a story on a CL laborer "GIG" hire.Several years ago I had to create a few drain fields for my swimming pool, and at the end I end up with a big pile of excavated sand that needs to be disposed of.Imagine how much sand a typical bathtub will hold, well multiply that by 5.I posted an ad on CL, posted a picture of the big mount of sand, gave the estimated volume how many cubic feet, and asked for a lump sum quote to come pick it up and dispose of it.
