A lot of it is automated machines. 5k-10ks is more significant.

I think the sites and their estimates are pretty impressive considering they contain virtually every home in America, often with interior pics, but they are what they are: free tools that used automated formulas to predict something that can often be a bit unpredictable and can't fully account for the human emotional factor (for example I bet something like the Brady Bunch house zestimated far less than than its actual value)

Plus they did not pour cat litter down the toilt drain, which is always nice.My experience is that the 5 day Notice loses it's teeth after they found out it did not bite the first time.

After a day of analyzing the numbers, while also getting pricing on automated gates, kiosks, etc, I came back knowing the highest I could go was $520,000 so I started with $510,000.

Cats too can be made to master the basics enough to not cause damage and odors-if you don't keep the litter box clean the cat will find a new place to go. 

Even if you have automated check in/out, cleaning, etc, many guests still have additional needs from the host. 

I love the idea of delegation/automation/systems in business (and use quite a few) but go back and forth on what is delegatable vs. what is a core task that needs to be taken on individually. 

Start by automating as much as you can.
