Try to collect as much documentation on the list as possible & include an Authorization to Release Information Form (you will not have the signature of the wife....but, write down her SS#, the Husbands SS# with his signature, property address, and loan number)....attach with that a copy of the death certificate & a copy of the properties last payment coupon..........this should be enough to get a file open for you and delay a Foreclosure Date from being set.

Having had svevral LLCs and acting extensively in various corporate structures, "we" determined that a significant issue would be authorizations to negotiate and execute any contract, purchase more than $1,000.00 in materials, open any bank account and specify those authorized to conduct banking business, or order any service that will cost more than a reasonable cut-off amount, mine was usually $250.00.A special meeting is called as provided for in the Operating Agreement and you simply state in the Book of the Minutes the date and time for the meeting, purpose for the meeting, and that unanimous consent ( a one person LLC)was given by Member(s) to conduct such business.

You might want to look into forclosures where the taxing authority or lien holders are seeking remedies from the XYZ or the heirs of XYZ.Personally, when I first went into the business I needed money yesterday and couldn't fray the cost of long range experimentation.
