Selling property for top dollar is not as simple as putting it online.

Hello, I'm trying to find access to blank purchase contract for wholesaling in California, and a blank assignment document.

I am looking to create content online to document my journey, educate others, and market.

Join local meetups or online groups (here on BiggerPockets, Meetup.com, other other local REIA are the good ones).

(I also suggest an in person visit to meet folks and get to know the areas, not to see a particular property but to build relationships.)Once you are active in a market you will start to connect with investors who may be selling, wholesalers who have assignable contracts, and your realtor may also have access to off market opportunities. 

Often the data companies put out the lists and you have to pay to access the data that would allow me to get more specific like this, so I can't do so. 

You can also check their reviews online at Google, Facebook, or Yelp.

I'd look at crime rates and I'd also look at multifamily supply projections to see how many units are expected to come online in the next few years. 

Keep doing what you're doing with networking, and just keep showing up — in person or online.
