Your lease could have probably stood as is since the dog was not a pet and I guess your best argument is that you didn't decline based on the service animal but based on the refusal to sign the lease but I wouldn't count on this holding up in court.

I tried to start a relationship with US bank, when the acct was 30 days old i deposited a 10k cashiers check and they held the funds for 23 days, after 2 weeks i started trying to make appointments at the local branch to see what was going on and got stood up twice in person and once for a phone appt.

A couple things on the year of the construction.Most homes before 1972 were conventional construction (bigger 2x4s, better built trusses, etc.).
