You will be required to compute and pay depreciation recapture taxes when you ultimately sell (and not 1031 Exchange) at the end (assuming that you are not a swap 'til you drop kinda investor) whether you have depreciated the property or not. 

I'd like to plan a very social, and very relaxed meetup for local area investors and investor related folks to meet, hang out, swap stories/ideas, network, and overall just get to know the folks in and around your market!  

Another way is to swap equity as new properties are acquired from the portfolio, this can be agreed prior to properties being acquired, property is purchased between you and split as you do in your partnership, but the equity swap is executed only if the partnership is dissolved or one buys out the other.

I'm on a first name basis with the facilities maintenance manager there and we are often swapping tips on materials and upkeep. 

If the hot water heater is accessible it can be very quick and easy to swap out.

Yes, there are tactics of stock swaps, consolidations, liquidations, puts and calls that leverage a better deal, but stocks are generally sold at their "buy price" they are not negotiated down by your broker.

But it's been 15 years since I swapped one of those at my fraternity house.

Most of my currency was swapped to USD at that time because I knew it couldn't last very long.

Those two parts should be $10~ish, and can be swapped out in 15 minutes even by someone with limited plumbing experience.
