I guess the gold nugget is to find a 0.75% property in a neighborhood that has low taxes and that has most of the CapEx (roof, heater, AC) recently replace and hope your tenant stay for at least 2 years (that's why I'm so focused on good school districts).

As I mentioned, I'm pretty frugal so the money would be used to save, pay off debt, and fund other investments (index funds or rentals) and not on gold plated wheels.I should also mention that I no longer see a house as a home, so I intend to keep on buying and moving until I decide to call it quits.

You would be better off buying a bar of gold and burying it in the back yard than borrowing hundreds of thousands of dollars, dealing with tenants, taxes, termites, and toilets for only $100 per month.
