@David Y.I have a rental that has a 75' oak tree in the front yard and initially we had severe issues with roots, I cleared the line and used a root kill ($20 at H.D.) every month for 6 months.

I've only every gotten it from the Big Orange Box, the lowest price for the most common colors is $1.79 sq. ft (except once Oak was on special sale for 99¢!!).

Certain areas are very good to invest in my rental gets $550 rent for a 2b 1b (I think that is a little low)  and I paid about 70k for the property; however I am in Oak Hills sd which is a very desirable sd my tenants are awesome and I don't have a problem finding renters in this sd.
