My rents are high at $6300 per 3BR unit so I guess the risk is if economy goes south and no one can afford the high rents.

If you’re in it for cash flow, you’ll likely find it difficult to find a deal that will pencil out.Besides, like @Jason Taken said, hundreds of thousands of new units have come online post-pandemic, so there’s a lot of new builds at the moment.

Love to know. couple things NV is one state were NMLS registration and state license are required to be a lender on any rehabs on 1 to 4 units.. that's number one.. you check with the statealso I would file a complaint with the state of NV mortgage enforcement division right away if this guy is not legit he will be shut done and fined.
