Found a nice hotel for sale .

@Anthony Chara's tip was to ask the hotel where you are staying to circle the good neighborhoods in green and then the bad ones in red. 

We're about to do a pretty complex commercial renovation and build/convert a old hotel into a bed-and-breakfast...we're looking for funding over the next 3-months or so...SDIRA never crossed my mind.

On Booking.com, its our cabin, and two other local hotels for our immediate area, so there's hardly any competition. 

One is a horrible Saturday on the road and one is a flight, hotel, rental car, etc. 

I'm the same as everyone else, 5-stars, and it did take my cleaners a while to understand these are not personal homes, but basically a "business home / hotel". 

Or you can help with a hotel for a few days.

Should the investor stay in the OO space they are living in , seek the new OO unit and go through the process of getting the new  unit and then rent it out once the process is complete  OR should they rent out their space look for an Air BNB or Hotel while they go through the process of getting the new OO unit?

But it is the same deal...a hotel (Which as a STR is how the law will view you), or a restraunt, or a place of business etc. can not charge for a fee to accommodate a service animal.
