Most investors in your position go with hard money loans to get in on a deal with the cash is dry, but here you have to be careful about your numbers. 

New roof and car port, all new water pipes, dry basement work, clean out of junk left, painting,  new appliances, siding replaced in eves and rain gutters added, new lights in some rooms, new floors in 1/2 the house, new HVAC. 

In a dry climate area like Denver mold should be relatively easy to eliminate.

The inspection came back with some dry rot issues along with water intrusion effecting the siding and may need a full residing / recladding of the building. 

While the water issue may be able to be solved, keep looking for a dry property.

Tenant will immediately act to identify and remove/clean up the source of any such odors and to ventilate the rental unit or otherwise remove the foul odor upon discovery of it.General --Walls: should be clean, free of dirt, grease, holes, cobwebs, and fingerprints.Floors: should be clean, clear, dry and free of hazards.Windows: should be clean and not nailed shut.

Idt it’s cut n dry even though the numbers kinda say that it is.

We can't take a house nor the money with us when we leave this planet and as long as I have one meal a day and a dry cardboard box to sleep in I don't worry about material things nor money.

Have a similar situation with an add on bathroom dry rot in walls at some point will tear room off.
