Generally speaking, my primary interest is in BRRRR or fix and flip, and I verrry much want to be in the trenches on reno and commit my time to the process fully.

Yea things continued to get interesting today as they basically completely dodged all prior commitment to get the work done and basically said they verbally asked the engineer to 'start working on the septic design' as a favor to any potential buyers but never had any intentions to pay for it. 

You only have one commitment, the other one is still negotiating so thats not a completed/accepted tenancy

Trying to get a feel for whats considered market for a commercial placement (as a % of commitment due at closing).  

Managing it yourselves can save money, but it's a time commitment.
