So, I've made a video of my last house I checked out, a complete walk through (except exterior, which you'll just have to trust me needs exterior paint and some landscaping that I'll do on my own) and I want to let the other newbie's like myself see how my numbers come out.

I love the gated community and the golf views...also nice in that it has a more open feel and it has a more "green" desert landscape than a lot of LV communities.

My current improvement plan is: new roof - its really old and several shigles are gone new flooring throughout - currently concrete new paint in and out - 50% brick/siding ext repair siding on chimney - has rotted away due to water damage new water heater new AC/Furnace repair sheetrock water damage from plumbing leak replace kitchen appliances landscaping replace garage door - wood rotoptional items would include: replacing various fixtures - which ones?

So we are planning on 5-10k initial upfront on the landscaping/lights and outside improvements just to get the physical outside area up to par with other complex in the area.

But, also, I disagree with the job makers - after all rehabbers employ construction crews, buy and hold employ management, landscapers, maintenance, MF investors employ all kinds, and note buyers often employ servicers!
