There is definitely money to made in SS, and plenty of people are doing it.I'll also add to Mike's comments that small increases are easily attainable as (1) tenants typically aren't talking to each other about price (i.e. comparing their rent), etc and (2) most tenants don't find a small increase in price motivation enough to spend money on a moving truck and spend a weekend or more moving their belongings to a new facility.

Closed on it on a Friday I think, and the previous owner had moved tenants in that weekend. 

Apparently he's booked most weekends with people and their ghost cameras and ghost-o-graphs.

After a couple of weekends of hard work to get it where we wanted, we listed the property on Zillow, Trulia, Hotpads, Craigslist, Apartments.com, realtor.com and a few others. 

That costs more than sheet rock.I imagine you can work with a helper found in front of HD and have it done in one weekend for $3-4K.

No hours over the weekend unless it’s a claim.

Maybe I'll try that - my only concern then is I don't get the chance to learn by rehabbing the home with the contractor and asking them questions (unless I wanted to make multiple weekend trips down).

Louis, but the small essential service sector dominant cities that are relied upon for weekend shopping by the town of 2,000 that can't support a Walmart, Dunkin Donuts, Outback, etc.
