I’ve decided that doing a 1031 into a more traditional property is the best move, here.

I also updated our initial contact letter to explain that it's in their best interest for us to do the pre-qualification so inquiries don't waste time or money driving out to the property and/or completing an application when they won't qualify anyway.

My actual experience has been very varied.

My guess solely looking at your numbers is that it's an older/distressed property which means you have to account for more costs in capex. 2nd thought being it's not in the best of neighborhood then you'd have to take into consideration lower quality tenants/ neighbors and maybe increase expected vacancy and late payments.

There are 3 ways this can happena) Salaries increase (unlikely)b) Interest rates drop (not very likely since we I believe we have $8T of debt to sell next year that is coming off books and China and Russia are not buying US dollar as muchc) Home prices drop2.

Despite the guru fed “misinformation” about all these under market price deals, they are actually very rare and require (1) the investor recognizing value that the seller and the rest of the market misses or (2) a seller with a need for an immediate sale and a buyer with the CASH immediately available to conclude a very quick closing usually forgoing inspections, financing, and other contingencies. 

I’d rate this as a 3 out of 10 in terms of the best time to sell—it’s not the worst, but it’s not ideal either.Hope this helps!
