Can anyone provide a Florida lease I can tweak to make month to month? 

I'll likely tweak these photos.   

He has agreed to have me pay the difference in his list price (162K) and what he owes on his land contract roughly (89K) which would be roughly 73,000 to pay him and the owner has agreed for me to assume the land contract with her and make some tweaks to it because she knows me. 

Sell something, get receipts/checks to show it.Stall one purchase/extend to get the cash together.Ask sellers on both or realtors on both deals to kick in $1500 and find the rest.Put insurance, inspections on credit card and get the closing cost down thus showing as a creditChange to no impoundsAsk insurance agent to make the deductable $5000 or $10000 and after you close change it back to higher billYour lender is lazy, get them tweaking the numbers to keep DTI down.

For some its business as usual with a tweak to their underwriting of deals. 

I think it’s a great plan and I already have my goals mapped out according to the statistics he gives although I know once I get started things will need to be tweaked but great advice!

It's at least a good starting point, you can tweak as desired for the specifics of the deal. 

Are there systems that you can develop from what you've done so far so that you can keep repeating and tweaking them to get you to your goal?

The time of day will make a difference, so it's worth tracking & tweaking.

As you gain experience you'll see where to make tweaks in your plan as well as what areas you lack knowledge in.
