Kristine Marie Poe you will find on the lower end that many tenants are one flat tire away from disaster.the top TK providers figured this out about 5 to 6 years ago and now deal in much nicer stock and inventory.My MS rentals are all 1400 to 1600 a month.. in a state that has the lowest average income in the US... so I get the top rental pool not the bottom.

I am so tired of having the CPA say "ask your attorney" or the attorney telling me to "check with your accountant" I would like a one stop shop that will leave me confident that I am covering my assets/choosing the correct entities and taking advantage of all of the tax advantages of real estate investing.

Don't get discouraged, the beginning is the slowest part.2 weeks in and already doing a bunch of showings is pretty good IMO.Treat your clients well and word will get around.At first you may need to work with a lot more tire kickers than you would like.

If so, pick which unit you plan to occupy (usually the most tired) and make it a condition of sale that it be delivered vacant - the vendor can give notice to the tenant and they should be moved out prior to Close.If there are no provisions for owner occupant and the tenants are on annual or term leases, you will have to look at the terms of the lease w/r to notice.
