We use a contract that was previously reviewed by an attorney (not sure of name anymore) and we just tailor it to the specific project and investor.

We do occassionally offer something turnkey assets, but they are tailored to someone's specific investing parameters, we don't have deals on "spec" for the most part.

The biggest thing is to be sure to tailor some of your marketing to the older demographics, since that is a huge part of the MH buyer pool in SD.
