A small area or room that has mold is something even a home owner would take care of themselves & I would tackle myself.  

I want to find people looking at partnering up, joining forces, and tackling projects all the while building the portfolio.

I've not heard of anyone having success with cold email since it all goes straight to their spam folder or they delete it if it makes it to inbox.but for the people that actually get the email, it's all about that subject line.

(not even sure if paying us a commission on insurance is "legal")Or are there products / marketing techniques we can use with our captive audience (without spamming them?)

Fortunately, there’s year round activities to do up there, one of the reasons I like Big Bear so much.Finding a motivated seller off market, or a distressed property is how I would tackle it.Sharpen up those negotiating skills man!
