I think there's a pretty low bar for competency in the management business because it's not glamorous and can be a grind.

You may have to do this several times for all the different tasks being done.The only labor cost not covered by this type of online inquiry is drive time from the businessto the property, to the store & back for supplies and then back to the business address.

Now most of my deals are a combination of our business money, bank money, hard money, and private money.  

If you know where any more notes are that can be acquired for $.10-$.20 on the dollar please let me and I might change my business model to a Note investor. :-)

Hi friends!  I have a LTR property in the Springs and it's in an LLC.   Do you know if I am able to get a HELOC on the property even though it's under an LLC?  If so, how did you go about finding a lender?

This will set up your buy and hold business long term. 

I have been in the real estate investment business my entire adult life and struggle to get a MF deal done.

Because if you need to live off the cash flow what you're really looking for is a business.
