Buyers that buy through me where I am a broker and then my syndicate side where I am the sponsor.

@Sienna Parker two separate strategies. 2 years ago I moved a portion of my employer sponsored 401k to a self directed IRA and invested the funds in several flips with my business partner @Cliff Terry. 

As mentioned above, there are certain elections that you want to discuss with your CPA (assuming you are syndicate sponsor) to maximize date of death step up in basis of the asset(s).
