The reality for me is that I have little capital to start and it hasn't helped watching a million gurus on social media talk about the "ease" of utilizing OPMs.

Rates increasing is also a test-- to optimize operations, add true value (and I mean AUTHENTIC value to local economies and communities none of this rubbish you see on social media) and to give an opportunity to investors who know what they're doing.

Other than a post or two on social media I haven't done anything else for lead generation and to build a client base.

The good news is that you won't need to pay social security + medicare taxes ;) but you also do not get to deduct it from any earned (W2) income. 

It's also very uncommon (perhaps just socially unacceptable) to raise rents/prices.

Many of these now thump their chests on social media.

Additionally, your wife's citizenship status should not impact your qualification for the exemption as long as she is a resident alien with a valid Social Security number.

If you plan to do property management in this area get your website up and running, get some paying clients, social media, and all the legal done first.
