I've been scouring the google this morning for any STR regulation info there and it doesn't look like there is any besides having a biz license so airbnb can collect tax. 

Just a lot of scouring the MLS listings on Redfin, lots of patience and even more luck.

Additionally, scour Redfin and Zillow for deals. 

I scoured the FMLS and couldn't find anything on the west side of Atlanta that matches this description (a 3/2 brick ranch listed for $79,900).

I have been scouring other threads about this area and I've read certaint areas are street by street.

Interestingly enough, I scoured the internet and didn't find anything at all about what to do if S8 doesn't pay. - Likely because I think they thought this would just simply never happen (as evidenced by you not missing a payment in almost 30yrs) Wondering if any changes will come about over this.I'm not soured on S8, but even being out of state, I've seen the mess that local IHA has had over the past year.

Typically we only put in what is needed (underwriters like to scour and question, so the less there is to scour, the easier the conditions are on a borrower), but adding extra money into the mix can sometimes do the trick to overcome any objections the automated underwriting system is having. 

My first rental will be up and running soon and I wanted to scour biggerpockets to see if anybody was willing to share their excel spreadsheets they use for all their banking and account purposes to help balance books.

You then locate the noteholder to see if they are willing to sell.This will also give you a data base of most all people (and banks, if you choose) that own notes and buy notes in your local area.All leads come from those records, even the ones that you buy (leads) if you go that route because these companies have people (or programs) that scour those county data bases for the information that they can sell to others.If you learn how to do this yourself, you will begin to notice when someone did not do things correctly, which demands a larger discount because you buy the note then correct the mistake.
