I've gotten a few bites and some apps but mostly dead beats with evictions and bad rental history. 

So if you get an FHA buyer, you just wait to execute until day 91.As far as comps go, I would say savvy agents and the appraiser will all look at the property history. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

When I was first out of school in 2016 I walked out with $35K in student loan debt.

The challenges stem from cautious equity investment and local opposition to these developments, which are believed to attract large families with school-age children.
