Having clarity and remembering your singular goal as an anchor can 1) help you pick the right place and 2) ride out any challenges if they arise.

Also look at the monthly bills for electric and heating....and if there is a pool(s) the water evaporation replacement costs.Does it have 100 year old chimneys that are unusable and crumbling, needing expensive scaffolding re-pointing or removal.I'm just pointing out there are LARGE dollar outlays beyond normal for these big Trophy Homes that it would be smart to budget for monthly.Do you intend to ride a lawnmower and cut the grass yourself or pay for it--etc...

The dream of someday leaving the crime infested, 2 hour traffic to get 30 miles to work life and raising kids in small towns with little league baseball and riding through town on a bike could be lost, so the decided now is the day. 

You can't learn to ride a bike watching YouTube, you have to get on and pedal.

Got me.I do work on my Vrbo, I even mow the grass on a riding mower for that house.

Hope this helps. doing ride share at night will be more financially rewarding then trying to wholesale without substantial cash to pay for marketing and no experince in real estate and sales.. but also does not mean your not a natural and get lucky and it works.. just be careful to go into debt and it does not work and your worse off than you are now. 

Its been a very successful ride stemming from hard work/dedication, being prepared for opportunities, and having the right mentors and network throughout the journey.

I'm a grad student with a full ride scholarship, $10,000/year stipend, no debt, a nice chunk in the bank from crypto (but not enough to buy anything outright -- not like I'd do that anyway), and a wife that makes <$30,000 per year at the moment.

It's now worth around $200,000 and I am trying to figure out if I should cash out refinance and end up with about $63,000 (leaving 70% LTV) cash to use for another rental down payment, or if I should just ride out the remaining 20 years of this mortgage with a small balance (only $62,750 left).
