If a property is filthy, but I know the security deposit is sufficient clean it, then I usually make mention of it but don't enforce my standard of cleanliness as long as they occupy the home.if an inspection reveals damages, then I give them 14 days to make repairs, pay me the money so that I can pay for repairs after departure, or vacate the property. the last time that happened was a tenant that snuck a friend's dog in for a couple days and it did about $1000 in damages.
