Can you rent them easy as is, or do you need to remodel each unit before renting, etc.

The goal is to purchase the note, foreclose on the home, pay the back due property taxes, and remodel the property. 

They were definitely tired old units that I have improved the value of by remodeling and upgrading. 

The investor said it was completely remodeled and had a tenant in there under property management.

I mean when I visited the city and the area, I didn't feel like it was a warzone or anything, but you could tell just the house quality is just much different than other more remodeled homes and cities.

Hey guys, we are just about to wrap up on a remodel on our second home that we are flipping, and a home next door with the exact layout hit the market and they claimed to have more square footage than our house.

It's moved along well in the remodeling, and is literally in one of the hottest markets in the country.

I was given a tour last week for the first time of the whole new office they remodeled, it is very modern and really nice.

Items needed include:  new HVAC (current was installed in 2003), new water heater (the house has two, one is new, and the other was made in 1998), significant bathroom repairs/remodels in both bathrooms to re-do unskilled labor, window replacement to re-do unskilled labor, destruction of the garage and rebuilding the roof to be without the garage, destruction of a cinder block wall that was supposed to be used with the garage, finishing the driveway that was half-completed, fixing plumbing violations, new flooring and paint in the entire 2000 sq ft house, updating tax records with number of rooms and bedrooms, and some cosmetic updates.I initially offered $90-95k range, and said I would present a final offer upon review of the repairs.
