If people are getting free electricity and water, they tend to be a little less frugal :) .Then check on insurance costs for a MFH and add that to your projections.Finally, talk to your contractors and see what requires permits, what their experience has been in getting them to pass inspections, the timeline and the cost.Factor all of these into the decision to move forward or leave as is - maybe advertise it as a 4/1 with a home office with outside access and get more rent that way.One last point - I hope that the addition you mentioned was done with permits and is reflected on the tax rolls because if not, you may open a can of worms you wish you had not.

Lately I sent out 1,400 advertising cards to 1,400 leads they provide received only 1 yes only one response and that was a legal order of cease.I have several classifieds running with zero results .I have a custom perf sign on the back window of my SUV with zero results to dateAnd a heavily promoted website with very low traffic Did google ads which was a complete flop Would like some feedback about charter financial and the owner Leland RegardsMark

So after a booking, I automatically send them an email to customize their stay with an advertised amount (e.g., $150 coupon) then charge if they want more.

I've tried advertising on Zillow and didn't get much attention with the current rental, so I may just use airbnb and furnished finder for now VRBO won't work since I'll need to rent out the entire place, and I'm only renting a room.

@Anton FiliptsovThey don’t allow anyone inside because it’s tenant occupied and tenant will not allow it and it’s not worth the banks efforts to get a court orderYou can go knock on door and say hello and when they open door see the inside but also recognize you could get shot - who knows.

Recognize being the GC is work, requires strong organization skills (especially with tight timelines), decent communication skills, and design skills.I have acted as GC many times and have done well on these rehabs but I recently completed a large rehab (completed mid May).
