When I run analysis of a property one of, if not the first things I look at is the square footage of the property to see if I can add another piece to the house puzzle (bedrooms/baths).

Unless it was in a really high growth area, I would probably sell that property, use the proceeds to 1031 into a couple of better ROI properties, then maybe if there was enough left over use some of those proceeds as gravy for the forever home.On a side note, I'm genuinely puzzled about the "forever" home thing.

You've got the pieces like you said, but if you don't know what the puzzle is supposed to look like, it'll be pretty challenging putting it all together, as you can see.
