I know there are investment platforms where sponsors can connect with investors, often at a premium, but I’m curious about other proven methods that don’t involve purchasing a list of accredited investors.For those of you who have successfully raised capital, what approaches have worked best for you?

It's an incredibly popular change, so I'd be surprised if we don't see it again.As to the retroactive point, it's not happening.

There is a cheaper program with access to the course modules, online platform but you have to pay $200 an hour to talk to a coach.

I am currently in Astroflipping, which is a wholesaling platform and the website I use is flipfundllc.com, my mentor sends them out through email and it's only about 12 dollars. 

Online platforms, industry conferences, and networking events are excellent sources for discovering new sponsors.

Some locations may have "pockets" of high density student housing that proves to be more popular than a house across from one section of campus.

Don't get too caught up in it however, as a lot of them have APIs to transfer properties over if you want to jump later on.Food for thought: some of these platforms have a minimum for units.
