If you do not have immediate plans for the land then it could all be upside but be careful for environmental concerns (I.e. motor oil leaking on no paved surfaces, etc)I am not sure what “insurance” you have on the vacant land but you should always make sure and talk to your insurance broker to find out the specifics of your policy before committing to anything.Do you know if the owner of this company has truck stored some other place?

There have been some tiny house communities being proposed and expected to go through, so this may pave the way.

Most parcels are on a paved road... 70% need septic, power and water hook ups. 

I've priced out the paving, fencing, buildings, grading, ect. that would be involved but I've not identified the specific land lot for this.

Anyway, I'm looking to find my next passion as I get closer to retirement and investing has always been a passion if not a hobby so I want to start paving the way to a new career early.

It is 15yrs old, on approx 15 acres of flat land, city water/sewer, very clean and well maintained with wide paved streets.  

It was past the end of the last paved road, then down 4 miles of gravel road, then left thru the gate over 2 miles of Weyerhauser logging road. 

This is not how a real company operates.Like they say the road to hell is paved with good intentions.

The .31 acre has a strip of paved parking space,  on this t lot which you can see from that plat map is clearly done by the adjacent neighbour in the townhome.
