Personally I wouldn't feel comfortable trying to wholesale a relatives $1M home knowing that I am breaking the law if I cross over into doing anything that can be considered representing them in the transaction, and knowing it will only be marketed to people who buy properties wholesale (typically investors who don't want to pay retail prices), instead of the majority of retail buyers active in the market who are typcially willing to pay more. 

I love doing these types of deals—not only because most people avoid them, but also because it’s rewarding to help sellers in these situations.

The audacity people have to trash your place, treat you like garbage and want their money back. 

But otherwise the best way to get in front of people is through either word-of-mouth like you're doing or paid advertising on Google, Meta, Pinterest etc., I think there's a lot to building a "community" like feel for your tenants that may include events, giveaways, etc., to get them to engage with you and elevate their living experience.  

And you don’t want to sell after going through all that trouble and miss opportunity.Here’s my take.  

Getting that first property is exciting—and yeah, NYC is no joke when it comes to price of entry.Honestly, a lot of people I’ve talked to in your shoes end up finding better opportunities just outside the city.

I am partnering with with other people who want to invest in real estate and they have money but they don't have the time, experience, or knowledge of how to invest in real estate in a way that makes a lot of money quickly.

I think I would recommend people start class b but I recognize the challenges to get the numbers to work.  

I've seen a lot of people try this, and they rarely use the home. 

I haven't seen a lot of discussion about this topic which surprises me since I feel like personal finance people talk about HSAs all the time!
