If they are carrying a lot of debt compared to income, this is will make it harder for them to pay their bills.Anything not disclosed that indicates the application is untrue/incomplete.Agree that I would expect a lower fitness score with those sizable write offs, but a lot of factors go into that score, and that alone is not a show stopper, but does give some pause.

If I do an IRR model assuming a 2% real estate appreciation a year in Brooklyn (Fort Greene), it doesn't amount to much, which gives me pause and thinks just continuing to rent and invest in the market is better.
