In recruiting, it's called running a 'full-desk', when you generate your own clients, and then place candidates directly in them. 

Are the units vintage quality with in-place rents $500/mo below current market?

On the other hand, tenants tend to cause damages when moving these appliances in/out, so having them in place may be safer.I recommend you look at what others are doing in your community and price point.

I would start asking questions about how the organizations you work with handle draws administratively and that should give you a good idea of how things will go. 

Beats renting (at least in most places) by a lot.
