On Zillow there are 120 four bedroom rentals listed in Princeton, Texas.

I didn't file with the city so when I updated it on zillow, seems to not make a difference in their estimate.

It kind of depends on the type of properties you're looking for funding on.

BUT the larger the deal the harder it becomes to pursue a rehab strategy with meaningful impact on appreciation.

Your key is to find 3 or 4 recent sales (Comps) on Redfin for instance, look at the finishes (counter tops, cabinets, etc) and try to duplicate what others successfully sold in the neighborhood.
