I have worked operations and support so I understand planning, behind the scene actions, and front line operations. 

If it was built in the 1960s it could potentially have aluminum wiring, which isn't necessarily a deal killer but is far from ideal.I mean no offense by this, but if you're still learning the basics of cap rate you should really get someone experienced with small apartment complexes on your team to come look at the property with you.

The expectation that you would save all that money all that time is probably a bit unrealistic as well in my estimation (no offense intended whatsoever)... just that you will (or should) find a better interim purpose for the money.

Honestly I believe if you are a guy doing flips, with a track record, it is just way, way easier to get your financing lined up.This next part is my own straight talk, directed mostly at myself but perhaps it is also useful for the OP or others, so no offense please:It is also a function of personal finance, getting your own 'financial footprint' as small as it can possibly get.
