Help Me Analyze These ... & Next Steps

Hello,

I ran my first few reports on a couple of properties I have my eye on. What stands out to you? Do you see any mis-estimates for SoCal? 

Also, these are off-market, so I'd be cold calling the owners and proposing seller financing. And my offer purchase price is extremely low for the area, but from what I could tell it's the "number that works" given the other variables. One is owner occupied, the other is rented. What suggestions or cautions do you have about that? Thanks in advance for your help!
