Some banks go as high as 45-50% DTI, but I think nominally, it's more like ~36%.

If something that needs to be checked on the property, I have someone that I know personally who would go there for a nominal fee.

I'm a fan on nominal rent increases with each lease renewal.

Property management and any (legitimate) guarantees are a big deal and make it possible to put together an appreciation package with nominal or breakeven cash flow that are a great addition to your portfolio.

@Ian Ippolito thanks for the reply, I figured they were basically the same thing but figured there would be some sort of nominal fee to essentially "link" GP's with investors.

Instead of answering my question you nominated yourself as the person who should choose whether or not I should be investing at all.

If you're saying it charges a nominal admission fee that is probably needed to pay the venue that's to be expected.
