Vacancy can kill you in any of the markets you are most likely considering but if you get good S8 tenants in a property they are much less likely to move. 

Paul, which software are you moving to? 

Denver is very expensive for a new guy who doesn't have loads of capital so a market like Missouri for example is intriguing for far cheaper real estate but then Id either have to move, improve the property remotely or simply buy and hold as a rental for X time. 

The tenant base, on average, tends to be rougher on the properties, moves more frequently, and cannot absorb any rent increases.

I am hoping to make connections to learn more about this market, which neighborhoods to focus on, as well as learn some pro tips as I begin my investing journey.To note, I have begun the loan pre-approval process and have a dedicated agent that is eager to find me a great property. 

We have only 2 criteria for the order we process applications: 1) nearest move in to the date unit is available to be rented 2) order that the completed applications are received.If we had a unit for rent that would be rent ready Jan 15 and have multiple applications, the application processed first is the one who can move in the fewest days after Jan 15.  

This can give you more confidence regarding moving forward or not.
