I didn't want to lose earnest money so I justified the purchase mentally not the best idea I ran what if number based in what I knew and I tried to be really realistic about it.

@JD Randall I love this kind of mentality and this is how you succeed.

You want to come in with the business owner mentality so you can put the right people in place, and step back and enjoy your life.

(I have a wife and 3 young kids - my wife basically handles designs and I do everything else)---> if you have kids and she's wrapped up in that --- she may just not want to add anything more to her mental load and plate...that's okay. 

@Joe Splitrock one more thing I forgot to add is that my early mentality really crippled me from starting investing much earlier in life.

One would probably be asking oneself at this point, I am still working on gaining the experience, acquiring knowledge and adopting the hustle mentality.

Looking back, this was more of a deal I needed to do to get over my own mental barriers and learn the process of investing, although the overall returns are definitely not bad.
