The market shifts, and properties take longer to rent or sell?

Educate yourself on how to handle marketing, screening, late rent, lease violations, etc.

I am not sure if I should stay local to my market.

These cities are the well known, sub 100k markets in the US.

Even if the specific booking is not from Airbnb, the entitlement is permeating the market in general.I do like how pretty much all of the OTA's offer trip insurance. 

My easiest, no hassle, lowest expense rentals are the ones where the tenants stay 5 + years, do minor maintenance themselves, call me immediately with any issues so I can fix them before they become much more costly, and agree to annual market adjusted rent rate increases.  

The market is ALWAYS changing but I know at this time, seasoned investors are getting 80% LTV on DSCR in the 6% range and 90% of PP/100% of renovation if total loan does not exceed 75% of ARV for FixNFlip loans. =)  

I haven't stopped my marketing campaigns, and suddenly I have several potential deals coming at me at the same time.
