Thank you James, you’re right, it’s so much easier dealing with the right people who as you stated, shoot you straight!

People are looking to live smaller or some are being forced to live smaller, hence the insane growth in apartments and storages.

Will there be people willing to buy your property as-is, even with the tenants?

I just can’t imagine how everyday people spend this much money on pipe.I don’t think insurance covers any of the foundation repair, also wonder if insurance will cover any of the sewer line repair work?

There are plenty of people looking to deploy cash into real estate but don’t have the knowledge or bandwidth to run a successful flip or BRRRR.

I’m not in Tyler, but I know how important it is to find like-minded people when starting out.

For all the terrible things people say about investing in CA and yes the being not  landlord friendly is true, we have great appreciation and generational wealth has been passed on.

For example, in my state PA there is an inheritance tax and many TAX auction properties originate from people passing away and the heir(s) not taking control over the estate and paying those property taxes.

I'm reaching deep into my psychic thoughts… I see it… A majority of people who respond to this post will be real estate brokers… I can see it!

It's slower, but patient people tend to make wise investments.
