If it’s not a great fit, learn what you can from the interaction and move on and know you’ve got something great to offer!

I don't know you, don't wish to know yoiu, don't care what you think, I don't care what adds up for you or doesn't, will never meet nor interact with you in real real life etc. 

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

Of course the property and situation matters, but overall I’ve found that what really matters is the interaction you have with these distressed sellers.

We make it very clear to people through multiple communications and interactions that they must be out by noon on the last day of the month.

You won't get anything from the tenant but also won't get legislation to change based on the first interaction with your elected officials but you will plant a seed and you will have a lever to pull to vent to with someone who might actually be able to drive change!

To really understand it you have to be incredibly familiar with how all lines of the balance sheet, profit and loss, and statement of cash flows interact, which most people simply don't, particularly at the level of specificity required for a huge firm like this.
