After talking to her I know her bottom line and that she's eager to sell(divorce).Now, I have a friend(also an agent) who I can send to her inquiring about the property and pose as the buyer putting the house under contract.

You need to understand there are tenants living in the property, and it is an inconvenience to them and everybody involved, if you are unwilling to show some intention toward buying and not just looking.Don't seek advice from people that know nothing about the subject you are inquiring about.

The Mortgagee will not be inclined to take a short pay if the borrower was paid (by you for the Sub2) and if you wait too long to inquire for the principal reduction you will likely have issues with borrower participation.Notate as well, the Borrower who seeks principal reduction may be required by the Mortgagee to affirm they will reside in the property for another set of years.
