I have gotten no good results and am inquiring as to if anyone has any ideas on what I may be doing wrong...

We have a huge volume of inquires for up to $1,500 per month for 6 months.

After talking to her I know her bottom line and that she's eager to sell(divorce).Now, I have a friend(also an agent) who I can send to her inquiring about the property and pose as the buyer putting the house under contract.

Possibly even check out those contractor stickers on the furnaces and water heaters to inquire with the people who know the mechanicals best.Good luck and don't hesitate to PM me if you have any further questions.

You need to understand there are tenants living in the property, and it is an inconvenience to them and everybody involved, if you are unwilling to show some intention toward buying and not just looking.Don't seek advice from people that know nothing about the subject you are inquiring about.

I've inquired about the terms of the current lease and any updates to the property.  

The Mortgagee will not be inclined to take a short pay if the borrower was paid (by you for the Sub2) and if you wait too long to inquire for the principal reduction you will likely have issues with borrower participation.Notate as well, the Borrower who seeks principal reduction may be required by the Mortgagee to affirm they will reside in the property for another set of years.

After inquiring about a SFH in Durham and doing some back & forth on the phone with the wholesaler's assistant, I was able to gain access to the property.
