I feel so sorry for that family, their lawyer totally screwed them over and they lost a lot of money paying fees for unnecessary services and he tangled up their lives at a time they were most vulnerable. 

I understand there are vulnerable populations that have limited abilities to increase their income.

Should I pay down the rental property to get it under the market value and then refinance so I’ll have more equity stronger cash flow and less vulnerability ?

Is the place in an economically diversified area, or is it vulnerable to problems based on the decisions of one employer in the area?

@Lawrence Gillett Great comments here, ironically real estate can be one of the key vulnerabilities of this type of business.

I assume they don’t want to take on a bank or mortgage co but an individual or LLC is vulnerable?

No training puts you in a vulnerable position like @Russell Brazil mentioned.

Otherwise I could use as many names and addresses of other vulnerable victims as I pursue what recourse is available for us.

Full disclosure, some people really don't like signs and in some areas you might even be vulnerable to fines.
