They could say, we want to see this that this exists, for instance, you said you put a new roof on, they could make you take a row of shingles off to see the ice and water shield meet code. 

Once you get into real estate looking for for sale signs is just the tip of the ice berg.

If there’s ice on the driveway, throw salt down.

In general I target cash flow and appreciation is just icing on the cake.  

The magic situation that you as a flipper are in a prime spot to realize is this:  if you can buy assets that generate cashflow that pays your costs of living, then your flip revenue is icing on the cake. 

If you have siblings then giving advise to you may be like walking on thin ice.

When it's a fancy event, it's harder to break the ice.

Any appreciation would be the "icing on the cake".

The way I see rentals is that my goal is cash flow with any appreciation being icing on the cake.
