I kept hearing people saying when in a REO situation, if the bank came back with a "HIGHEST AND BEST OFFER IN 24 HOURS", presumably in a multiple offer situation...that you could offer them $1 or $100 or $500 OVER the highest offer - provided that they can show you that there is a genuine offer for that amount.Not to mention you are at the mercy of a crazy buyer who is willing to overpay...unless you have a built in contingency that gives you an out.I assume if you are willing to do that, you are really calling them bluff.

Some insurance companies tend to try and slide their way out of a genuine claim at any opportunity, so how would this grey area be any different?

Also on a side note I happen to be a sales executive for a firm that sells resident screening, renters insurance, and rent collections services to property management professionals which had a big part in inspiring me to invest on the side.Looking forward to speaking with everyone and learning more.

I've been reading all of the lease option, contract for option and contract for deed threads and none of those models are as attractive as genuine owner financing.

I began to take a genuine interest in the business, and have gone from the company "envelope stuffer," to having a portfolio of 15 HOA's I directly manage.

I think it will provide some cool inspiration for the new folks as well as give us a reality check before we jump in without doing our due diligence, etc.
