HML - You have a challenge here:  If you are looking for hard money to purchase with the goal of refinancing, you will (frequently) need to show that you can refinance. 

I am a new Real Estate agent and am researching many different areas of the profession so I can determine where my characteristics/traits can be best utilized to become successful.

Here are a couple of turn key companies I am familiar with, but I have not used them myself:Mid-South Homebuyers- they are frequently discussed on The Real Estate Guys Radio Show.
